      <description><![CDATA[<p>It is nearly the end of the 3<sup>rd</sup>
week of September, and as in years past, you can feel the real estate market
becoming more active. .&nbsp;
Instinctively people are refocusing on school and work because of the
weather&rsquo;s recent change.&nbsp; Gone is
August and the sunny weather and the want to enjoy every sun ray possible.&nbsp; In is the need to organize your family,
your house, your job, and school.&nbsp;
Everyone is busy and their focus is on other priorities besides the real
estate market.&nbsp; </p>
<p>&nbsp;</p>
<p>For this reason there is no point
listing your property until the beginning of the 4<sup>th</sup> week of
September.&nbsp; It would be like
sailing with no wind, and no matter how big your sail was you wouldn&rsquo;t be able
to move.&nbsp; What I mean is, despite
how good the price of your property may be, people are too distracted to think
about making a move. </p>
<p>&nbsp;</p>
<p>Based on the calls that I am
personally starting to receive now, I would say that anytime from here on in is
a safe time to get going and to put your property on the market.&nbsp; </p>
<p>&nbsp;</p>
<p>As for all the buyers, get
ready, because you should start seeing more opportunities starting to come your
way.&nbsp; </p>

      <description><![CDATA[<p><span style="font-size: large;">In regards to real estate,
HST was only applicable on the purchase of new property.&nbsp; As of the week of August 22-26<sup>th</sup>
2011, the HST and its&rsquo; 12% tax rate was voted out, and the new 5% GST will take
effect in 2013.&nbsp; </span></p>
<p><span style="font-size: large;">So don&rsquo;t buy any real estate
for two years!! You&rsquo;ll automatically save 7%!&nbsp; No doubt about it.&nbsp;
Right? No one else will have that same idea.&nbsp; Genius.&nbsp;
Although&hellip;what if a lot of people have that idea?&nbsp; And then 2013 hits and a bidding
competition is created as a result.&nbsp;
Not to mention the possible increase of prices due to demand.&nbsp; </span></p>
<p><span style="font-size: large;">Aside from the possibility of
that scenario happening, there is also the feasible chance of at least a 7%
increase in the Vancouver real estate market over the next two years, if it
continues its&rsquo; new millennia trend. </span></p>
<p><span style="font-size: large;">Another interesting scenario, for example, is if a new project completes in 2012 before the turnover
back to 5% GST, will a developer be able to allow the buyer to delay completion
until 2013, yet still allow the buyers to tenant the property as soon as it
receives its&rsquo; occupancy permit in 2012?<br><br>Only time will tell if there will be any quick and easy solutions.</span><span><span style="font-size: small;">&nbsp; And I just wanted to provide some scenarios to think about as to prevent prejudgements. &nbsp;<br><br>Hope everyone enjoyed the long weekend! <br><br>As always, feel free to contact me if you have any questions. <br><br>Rick. &nbsp;</span></span></p>]]></description>

      <description><![CDATA[<span style="white-space: pre;">	</span>Someone who didn't seem to be in politics to become famous. &nbsp;He seemed to be steadfast on making a difference at all costs. &nbsp;Someone who managed to stay the same person through it all and maintain his integrity. &nbsp;Hopefully his legacy will change politics and the behaviour of politicians towards each other and hopefully he showed how the parties can work together instead of fighting like kids, for the good of all Canadians. &nbsp;A man whos' advocacy for cures for cancer and the importance to save the enviroment will be hard to replace in a political figure.&nbsp;]]></description>

      <description><![CDATA[So the big question is, "What is going to be the correllated effect on the real estate market in response to the financial problems of the United States and Europe?". &nbsp;<br><br>Will there be less people who can afford to buy now? Yes. &nbsp;Will prices come down? &nbsp;Possibly. &nbsp;Should you wait to buy? Probably not. &nbsp;<br><br>Why? Because after experiencing four recessions, the most disasterous being in 2008, I have learned that there is very rarely a perfect time to buy. &nbsp;Especially on the possible brink of a market collapse. &nbsp;Most people slump into thinking that if they wait prices will fall to an affordable range, enabling themselves to purchase a better property than they could in a stable market. &nbsp;The problem with that is you become a spectator, essentially putting your life on hold until you find that 'perfect' property. &nbsp;This strategem, in my opinion, is the greatest risk. &nbsp;Often while spectator buyers are waiting for the prices to fall the market rebounds, prices go back up and can even exceed their original listing prices or values. &nbsp;And so now you have wasted a lot of time, created uncessary stress in your life, and also lost the chance to buy a property of your liking in your price range. &nbsp;<br><br>Conversely, if you concentrate on buying the right property for you in a unstable climate, most likely you will have less competition and there may also be a greater selection of properties. &nbsp;Yes the prices may go down further after your purchase, which hurts, but at least you will have a good property that may work for you for the rest of your life. &nbsp;Confidence and peace of mind are two monumental contributing factors to happiness, yes? &nbsp;Inevitably the prices will come back up, you will have avoided the temptation to buy 'anything' just to get into the market, and you will have missed the rat race. <br><br>A rat race that can place you in a whole which you will have to dig yourself out of in a few years time. &nbsp;Unhappy with your initial purchase you will have to go through the selection process all over again, except this time you will also have to deal with the selling of your property; the decision of whether to sell first or buy first; and the incurred property transfer tax, plus the real estate fees on both transactions.&nbsp;<br><br>So do what is best for you AT THE TIME, and don't base your decesions on hypotheticals. &nbsp;<br><br>As always feel free to contact me if you would like to talk!&nbsp;]]></description>

      <description><![CDATA[<a href="http://www.opsalliving.com/">OPSAL BUILDING WEBSITE</a><br><br><br>Yesterday May 11th I had the opportunity to attend the 1st opening for realtors for the Opsal Building at the corner of E 2nd and Quebec Street.&nbsp; The fact that this development is a&nbsp;part of a piece of Vancouver's industrial heritage (THE OPSAL), adds a unique flavour.&nbsp; I was pleasantly surprised at what I found to be very reasonable pricing.&nbsp; Affordable and many will have nice views.&nbsp; I think being able to take advantage of the shops and cafes in the Olympic Village is a great benefit.&nbsp; Great access to the Cambie and Main Street corridors will enhance one's daily living as well.&nbsp; See link to the OPSAL BUILDING WEBSITE&nbsp; for pricing and floor plans.]]></description>

      <description><![CDATA[<span style="font-size: small;">What I love about the Sydney building at 2065 W 12th Ave in Kits, is that not only is it a concrete and steel constructed building, (which is amazing in itself considering that normally you only get wood construction on a 4 storey building like this), but it also has a gorgeous brick exterior.&nbsp;&nbsp; It's not just brick on the front and then stucco on all the other sides.&nbsp; It's brick all the way around the entire building.&nbsp; I'm not the only one that has noticed that either.&nbsp; In fact, the building was recognized in 2005 winning an award for that.&nbsp; The units are not $2-3 million units and yet the lobby is wonderful and has a real welcoming feeling with rich wood panelling,&nbsp;even into the elevators.&nbsp; The detailing in the hallways namely the extensive crown and floor moulding which even surrounds the unusually high 9' entrance door, really makes it feel more comfortable and more like&nbsp;home.
